The average price of apartments on Kyiv's secondary market in July 2018 rose by 2.7%, to UAH 33,143 per square meter from June 2018, while the prices in the dollar equivalent increased by 1.4%, to $1,241 per square meter.

Since July 2017, the price of apartments on Kyiv's secondary market has grown by 1.6% on average, whereas it dropped by 0.8% in the dollar equivalent, according to the Ukrainian property news outlet 100realty.ua.

According to analysts, the prices in the premium housing segment in July rose by 2.8% in the hryvnia equivalent, while economy class flats went up in price by 1.5%. The prices in U.S. dollars went up by 1.6% and by 0.3%, respectively.

One-room apartments rose in price most of all, by 3%, to UAH 31,663 per square meter. The average cost of two-room apartments in the capital increased by 2.8%, to UAH 33,926 per square meter, three-room apartments by 2.1%, to UAH 33,038 per square meter, and four-room apartments by 2.6%, to UAH 35,303 per square meter.

The average price of apartments in the hryvnia equivalent increased in all administrative districts of Kyiv, the growth was from 0.7% in Svyatoshynsky district to 2.5% in Holosiyivsky district. The price in U.S. dollars dropped by 0.4% in Dniprovsky district, while growth was recorded in the remaining districts: between 0.03% in Pechersky district and 1.3% in Holosiyivsky district.

The number of apartments offered for sale on the secondary market in July 2018 decreased by 4.2% from June 2018, to 18,570.

One-room apartments accounted for 26% of all offers on the secondary market, while the share of two-room apartments was 33%, that of three-room apartments was 34% and four-room apartments accounted for 7%.

As UNIAN reported earlier, the average price of apartments on Kyiv's secondary market in 2017 decreased by 0.6% on average, whereas it dropped by 5.6% in the dollar equivalent, 100realty.ua said.

At the same time, the average price of apartments on Kyiv's primary real estate market rose by 0.3% in July 2018 from June 2018, to UAH 23,749 per square meter, whereas the prices year-over-year increased by 2.3%, the publication wrote.

According to experts, only comfort-class apartments went down in price by 0.5%, to UAH 22,563 per square meter in July 2018.

At the same time, the price of premium class apartments rose by 3.1%, to UAH 51,599 per square meter, that of economy class apartments grew by 1%, to UAH 18,072 per square meter, and the price of business class apartments on Kyiv's primary market increased by 0.9%, to UAH 32,992 per square meter.

The price of apartments over the period under review decreased in Kyiv's Dniprovsky, Obolonsky, and Podilsky districts by 2.2%, 8.6%, and 1.5%, respectively. The prices in Darnytsia and Svyatoshynsky districts remained unchanged, while other districts saw a housing price hike from 1.4% in Pechersky district to 3.8% in Desniansky district.

Some 81 real estate developers offered apartments for sale in 211 buildings in July 2018. At the same time, the share of new comfort-class buildings in the structure of Kyiv's primary real estate market was 38%, that of economy class was 26%, business class buildings accounted for 24%, and those in the premium segment for 12%.

At the same time, sales of apartments in eight residential buildings were suspended or stopped in July.

As UNIAN reported earlier, the average cost of apartments on Kyiv's primary real estate market jumped by 3.2% in December 2017 y-o-y, according to 100realty.ua.
